With more units competing for each tenant, landlords have been forced to adjust prices.

The average number of inquiries per apartment listing fell 23% year-on-year amid rising options for tenants. The aggregate median asking rent for apartments across the 10 areas peaked at AED 135,000 in December 2025 before declining gradually to AED 100,000 by June 2026.

Downtown Dubai saw the steepest drop in apartment rents at 21.7%, followed by Dubai Marina at 16.1% and Meydan at 13.3%, while rents in Dubai Hills Estate remained unchanged.

The decline in Downtown Dubai spanned all apartment categories by bedroom count, indicating a fall in asking prices rather than just a shift in the types of units available.

Average annual apartment rents in Dubai (AED
